Analysis

We begin with an assessment of our client’s goals, spatial needs, and requirements. This step provides the foundation for creating a design that is specific to the client. In this phase, we will review research the site and location and review all relevant background information. We will evaluate existing conditions, land use requirements, project feasibility, architectural programming, and design inspirations.

Schematic Design

Let the fun begin! Schematic Design is the first phase of the architectural design process. It is the foundation of a design. In this phase, we create a variety of approaches and options. We do a lot of brainstorming and work through many ideas to arrive at a design solution. We will work with our clients to establish the general look, feel, and composition of the project with a focus on the big picture.

Design Development

At this point, we will begin working in one direction, refining the schematic design to develop more precise drawings that describe the size and character of the entire project. This includes defining the interior/exterior materials, as well as other functional components. Building sections, exterior elevations and 3-D sketches are further developed. Toward the end of this phase, we begin working with the appropriate consulting engineers.

Construction Documents

Details Matter. These drawings are prepared to communicate the unique style of the project into precise and detailed documents used for constructing the project. We document final client decisions on materials and finishes. The drawing set includes cover sheet with code analysis and project information, plans, elevations, sections, details, and schedules. We will finalize coordination and documentation with engineering consultants to develop a complete set of coordinated drawings.

Bidding & Negotiation

Some clients may already have a contractor selected, if one has not yet been selected, we can provide assistance in interviewing and selecting contractor(s) for our clients’ projects.

Construction Administration

During this phase, we provide clarifications of the drawings to the Contractor regarding design intent. We review shop drawing submittals and Requests for Information (RFI). We make site visits to review and discuss progress. We see the project through to completion and facilitate any close-out documentation required.
